Is a roofer’s report the same as a building survey?
No. A roofing report has a narrower scope and does not replace a full building survey or specialist structural advice. Confirm the inspection limits and intended use before booking.
Will an inspection identify every hidden defect?
Not necessarily. Some defects are concealed beneath coverings or appear only in particular weather. The report should state access restrictions, assumptions and whether intrusive investigation was carried out.
